Pararell 12 is a residential project located on the iconic Ipanema beach in Brazil, offering a contemporary reinterpretation of coastal living based on clear principles of symmetry, repetition, and architectural continuity. The project features a mirrored row house typology, creating a unified, balanced, and coherent urban image that blends seamlessly with the tropical landscape.
The design strategy is based on a repetitive modular system, which optimizes construction processes and allows for significant cost reductions without compromising spatial quality or architectural expression. The repetition of formwork and structural rationalization make the project an efficient and scalable solution, achieving up to 30% cost optimization in construction, thus strengthening its economic viability and appeal to investors and end users.
Each residential unit, approximately 160 m², has been designed to offer high standards of comfort and privacy, integrating spacious areas, cross ventilation, and direct ocean views. The architecture combines a contemporary facade with a restrained character, featuring a black and white color palette, structural latticework that regulates light and ventilation, and carefully selected materials that balance elegance, durability, and efficient maintenance.
The project is organized on two levels with split-height ceilings, creating a dynamic and functional spatial flow. The social areas are located on the ground floor in an open-plan layout, connected to patios and gardens that strengthen the indoor-outdoor relationship, while the upper level houses the private spaces, study areas, and terraces oriented towards the coastal landscape. This configuration ensures natural light, thermal comfort, and a residential experience that is deeply connected to the surrounding environment.
Pararell 12 is not conceived merely as a housing complex, but as a model of accessible luxury, where construction efficiency, resource optimization, and typological clarity allow for high-level architecture in one of Brazil's most exclusive locations.
